Winterizing Outside Water Faucets

From late Fall to early Spring, the temperature may drop to below freezing.

If you are a homeowner and haven’t taken action to protect your pipes from freezing and bursting, make sure you do so: for each and every outside faucet, turn off the inside valve, and keep the outside one open.

You can use inexpensive insulated covers as extra protection.

If you have rentals, ensure your tenants do the same.

Preventing Frozen Pipes
During this extreme cold weather please check your plumbing to make sure you have winterized properly. This will help prevent frozen water supply lines and frozen pipes. We recommend the following:

Remove, drain, and store hoses used outdoors.

Owners need to check and make sure inside valves supplying outdoor hose bibs are closed. Once the valve is closed, open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break. Keep heat on in your home, even if it's vacant.

The following actions can be taken by unit owners to help prevent frozen pipes;

Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.

When the weather is very cold outside, let the cold water drip from the bath tub or kitchen faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing. Make sure the drain is open to allow water to exit the sink/tub.

Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.
If you will be going away during cold weather, leave the heat on in your home. Set to a temperature no lower than 55° F.
One more note of caution, extremely cold temperatures can be very dangerous if you are not dressed properly or exposed to the cold for long periods of time. We want everyone to be safe and warm during this troublesome weather event. Please take every precaution and prepare for this weather!
